Selling your home

Eight steps from our first meeting to closing day. Here's what happens at each one, and what helps.

  1. 1

    Meet with me

There's no commitment for the first meeting. It's a conversation to help you understand the market and decide on next steps.

  2. 2

    Set the price

I'll prepare a market analysis and we'll choose a listing price together.

It can be hard, but look at the analysis and your home's price objectively. The right price brings the most buyers.

  3. 3

    Prepare the home

Look at your home through a buyer's eyes. I'll suggest staging, repairs and cosmetic updates, and bring in the people to do them.

  4. 4

    Go on the market

Once everything is ready, your home is listed and marketed. Make it as easy as possible for buyers to see it.

Buyers may ask to visit on short notice. Say yes when you can. You never want to miss the right buyer.

  5. 5

    Review offers

When a buyer's agent sends an offer, we go through it together.

We'll weigh the risks and benefits of every offer. You can accept, counter or decline based on the terms.

  6. 6

    Go under contract

You and the buyer have agreed on terms.

  7. 7

    Work through the details

The buyer finalizes their loan with their lender and completes their due diligence.

Most buyers order a home inspection and may ask for repairs before settlement. We'll look at your options and decide on a response together.

  8. 8

    Close

Ownership transfers to the buyer. Depending on the move-in date, you'll need to be packed and ready to go.

1Prepare and launch

  • Price competitively to open the market to more buyers.
  • Advise on staging and cosmetic updates.
  • Hire a professional real estate photographer.
  • Install a yard sign and lockbox.
  • List your home on Bright MLS.

2Market it widely

  • Create a printed marketing piece with color photos.
  • Email a feature sheet to the top 50 agents in the market.
  • Contact my buyer leads, past clients and referral partners within seven days.
  • Show your home on Realtor.com, Zillow, Google, social media and more than 30 other sites.

3Work the buyer pool

  • Prospect two hours a day and talk with at least 25 potential buyers.
  • Pre-qualify buyers whenever possible.
  • Schedule and track every showing through an automated system.
  • Follow up with every agent who shows your home.

4Negotiate and close

  • Represent you in every offer and counteroffer.
  • Manage mortgage, title and closing steps after contract.
  • Hand you your check at closing.

Buying a home

From pre-approval to keys in hand.

  1. 1

    Meet with me

Tell me what you're looking for: style, price range and location.

Before we tour, we'll sign a buyer agreement that explains my services and how I'm paid. Sellers often agree to cover it, and I'll walk you through your options.

  2. 2

    Get pre-approved

Your lender will ask for pay stubs, W-2s and bank statements. Knowing your budget makes every later step easier.

  3. 3

    Search for homes

We'll look at homes together until we find the right one.

I can show you every available home that fits your criteria, including some before they reach the public sites.

  4. 4

    Make an offer

We'll write an offer together, using the price and terms you choose.

  5. 5

    Negotiate

It can take a few rounds to reach an agreement.

Your contract usually includes time to get financing and inspect the home. I'll keep you ahead of every deadline.

  6. 6

    Go under contract

You and the seller agree on terms, and the home is held for you until closing.

This is when money first changes hands: an earnest money deposit, typically 1% of the price. Budget at least $1,000 for the inspection and appraisal.

  7. 7

    Work through the details

Complete the inspection and appraisal, and finalize your loan with your lender.

  8. 8

    Close

You wire your cash to close to the title company, which handles the settlement. Then the keys are yours.

Cash to close covers the rest of your down payment, plus taxes and fees.

Probate and estate sales

Selling a loved one's home while the estate is being settled.

Settling an estate is a lot to carry. I handle the sale of the house so the personal representative and the family can focus on everything else, whether you live nearby or out of state.

Coordination

  • I work with the estate attorney and the personal representative.
  • Every heir gets regular updates in plain language.
  • I follow the Register of Wills timeline and any court approvals the sale needs.

Care for a vacant home

  • I check on the house and manage access while it's empty.
  • I refer trusted cleanout, estate sale, repair and staging companies.
  • Family out of state can handle everything remotely.

As-is or prepared

  • I compare what the estate would net from an as-is sale with a prepared, staged sale.
  • Pricing comes from current local sales.
  • Marketing reaches both investors and owner-occupant buyers.

Through to closing

  • The home gets the same full marketing plan as every listing.
  • I negotiate offers and manage the inspection and settlement.
  • I coordinate closing with the attorney and the title company.

I'm not an attorney and this isn't legal advice. I'm glad to refer you to experienced Maryland estate attorneys.

"She goes above and beyond to make each of her listings stand out, to sell quickly and for the best price possible."

The Amato family, repeat sellers

"Angela managed to not only sell our home but exceed our expectations in every way. She brought in an interior designer to stage our home, contractors for painting and repairs, and the marketing was better than I could have imagined."

Jim and Stacey, sellers

"Relocating from Boston, it was difficult for us to search for a new home. Angela took over and put us completely at ease. She found us the perfect home in the perfect neighborhood."

About Angela

I started in real estate in 2001 and have been a Top Producer ever since, ranking among the top 5% of local Realtors with record sales every year since 2010.

Outside of work, I'm a competitive athlete. I race everything from Hyrox to triathlons, cycling and running events, and even Strongwoman. Training keeps me disciplined and competitive, and I bring that same drive to every client I work for.

I studied at Penn State and the University of Baltimore.
